First steps

A few things worth doing before you list or start looking.

If you are thinking about selling

  1. Look up your home on your county property appraiser's site.Note your homestead status and your assessed value next to the market value.
  2. Ask your lender for a payoff estimate.Include any second mortgage, HELOC, or solar loan.
  3. Find the age of your roof, water heater, and AC.Your buyer's insurer will ask.
  4. Run the net sheet.See what you would walk away with at a few different prices. Open the net sheet

If you are thinking about buying

  1. Get pre-approved, not just prequalified. It tells you, and sellers, what you can actually spend.
  2. Get an insurance quote early. In Florida, insurance can move your monthly payment as much as your rate.
  3. Budget taxes on the purchase price. Not on the current owner's bill. In Florida, a home's taxable value usually resets when it sells.
  4. Check the flood zonefor any address on FEMA's flood map.

Know Before You Move

Two things that catch Florida buyers and sellers off guard.

1

Roof age decides insurance.

An older roof can make a home harder or more expensive to insure, and that can slow down or derail a sale. Florida law gives homeowners some protection, but the roof's age and condition still matter. Know the roof's age before you list or make an offer.

2

Flood insurance is becoming part of the deal.

More Florida homeowners now need flood insurance, including many outside designated flood zones, as Citizens, the state-backed insurer, phases in new requirements. Get an insurance quote before you fall in love with a house.
